They're not the same thing

People use "estate sale" and "garage sale" like they're interchangeable. They're not. The difference matters whether you're buying or selling.

A garage sale is you dragging stuff out of your house on a Saturday morning, sticking price tags on it, and hoping the neighbors show up. You keep what doesn't sell.

An estate sale is the whole house. Every room, every closet, every drawer. A professional company comes in, prices everything based on actual market value, stages the home, runs advertising, and manages the sale over two or three days. It's a production.

When you need an estate sale

If someone passed away and the family needs to liquidate the home. If you're downsizing from a big house and can't take most of it with you. If you're moving out of state and starting over. These are estate sale situations.

The volume alone makes a garage sale impractical. You can't price 40 years of belongings on folding tables in the driveway. And you'd miss the collectors and dealers who specifically search for estate sales because they know the quality of items is higher.

The money difference

Garage sales typically bring in a few hundred dollars. Estate sales can bring in thousands. We've run sales in Portland and Lake Oswego that cleared $8,000 or more because the items were properly priced and advertised to the right buyers.

The commission a professional company charges pays for itself many times over, just in the pricing alone. People consistently underprice their things at garage sales because they don't know what they have.

Which one should you do?
